Rental prices are skyrocketing. Recently we knew that the average price of a room in Barcelona costs half the minimum wage, and although Barcelona is the city of Catalonia where the price per square meter is higher, it has not been in the Catalan capital where rental prices have risen the most in the last year.
According to a report carried out by the real estate portal Idealista, it has been Sant Joan Despí, a municipality near Barcelona that belongs to the Baix Llobregat, where the rental price has suffered a greater increase, specifically 25.4% in one year.
Currently, the price of rental land in Sant Joan Despí is at €18.3/m2 and in Barcelona at €22.4/m2. However, the latter has had a rise of 12.1%, slightly above the general rise in the province, which is at 11.8%.
If we focus on Barcelona, the district where prices have increased the most has been l’Eixample, with a rise of 17.3%, followed by Gràcia and Sarrià-Sant Gervasi, with an increase of 10.9% and 10.7% respectively.
On the other hand, in Sant Andreu, rents have only risen by 2.9% compared to the previous year and the average for Barcelona is +12.1%. In this sense, the districts where land is more expensive are Ciutat Vella (24.8 €/m2) and l’Eixample (24.5 €/m2).
