The Consorci de l’Habitatge de Barcelona will provide up to €30,000 in aid to owners who renovate their apartments and make them available to the city’s Rental Pool.
This is €10,000 more than in previous editions, with the aim of mobilizing properties on the private market for use as affordable or social housing for families in financial difficulty or registered on the city’s rental list.
What are the requirements to obtain this €30,000 grant?
People with empty homes who hand them over to the municipal rental network will be able to apply for these funds. The program also accepts those who refer their properties to the Barcelona Emergency Board or the Primer la Llar Program.
The deadline for processing applications is November 30, 2026. The regulation will allow owners to apply for the money even if they started the work before submitting the application.
What renovations does the subsidy cover?

The funds will finance different types of structural and efficiency improvements. First, they will cover the costs of the work necessary to obtain the certificate of occupancy in accordance with the regulations of the year of construction.
The funds will also cover the upgrading of interior facilities such as water, electricity, and piped gas networks.
The authorities will accept modifications to kitchens and bathrooms, provided that they are of a similar quality to those found in social housing.
Accessibility and interior mobility improvement measures are also included in the aid package.
Owners may use this financial support to carry out sustainability and acoustic or thermal insulation work, such as replacing windows or balcony doors.
Protected rent for owners

Beyond the money for renovations, Barcelona City Council will ensure the timely collection of monthly rents and provide free legal advice to formalize contracts or mediate with tenants.
Up to €2,000 just for transferring the apartment to the municipal pool.

Simply handing over an empty flat to the municipal pool will grant a direct bonus of €2,000 (€500 more than last year).
If the property is already rented but has accumulated debts, the owner will receive compensation equivalent to the unpaid rent, up to a maximum of €6,000.
The plan will also apply a 95% reduction in property tax (IBI) for the entire duration of the lease. To qualify, the owner must first apply for the declaration of housing of special municipal interest.
All these actions are part of the so-called Plan Vivir.
