Manresa has consolidated its position in July 2025 as the most affordable municipality for renting a home in the province of Barcelona, presenting an economic alternative to the price tension experienced by the capital and its metropolitan area. The journey to Barcelona takes approximately one hour, both by public transport and by car.
According to the latest Idealista price report in July 2025, the average rent in Manresa stood at 9.1 euros/m². Although this figure represents a notable year-on-year increase of 14.7%, it remains the lowest among the main locations in Barcelona. Just the month before, in June, it had reached an all-time high of 9.3 €/m².
In stark contrast, the city of Barcelona remains the most stressed market, with an average price of 23.4 €/m². Despite a slight monthly drop of 2.2%, the cost in the capital accumulates an increase of 8.3% in the last year, creating a gap of more than double that of Manresa.
The trend shows how the municipalities furthest from the first metropolitan crown offer significant relief in the cost of rent. Even so, towns in the immediate surroundings of Barcelona such as Esplugues de Llobregat (21.8 €/m²) and Sitges (19.1 €/m²) register very high prices, only surpassed by the capital itself.
A study by the real estate portal Fotocasa in 2024 declared the Camp de l’Arpa del Clot neighborhood as the most expensive neighborhood to rent an apartment in Barcelona: 23.02 €/m².
