Barcelona City Council has approved this week the reparcelling project of Sector 6 in Marina del Prat Vermell, which will allow the construction of 424 subsidized housing units, a larger number than the similar development approved in Glòries.
According to the consistory in a statement, it is expected that the procedures for the construction of housing will be ready before the end of the current term of office in 2027.
A total of 893 homes will be built , divided into eight developments. Of these, 469 will be free market housing and 424 will be subsidized.
Of the subsidized housing, 270 will be built on municipal land. Four developments will have this classification and will be awarded to families registered in the Barcelona Registry of Applicants for State-Subsidized Housing (RSHPOB).
Within social housing, the subsidized housing in Sector 6 may be allocated to different modalities, including sale, right of superficies, general rental for 10 or 25 years, special rental for 25 years, rental with option to purchase, as well as subsidized rental housing specifically aimed at the elderly and young people.
Facilities beyond housing
In addition to housing, a new cultural facility will be built in Sector 6 and two buildings currently used for economic activities will be maintained. The area, bounded by the streets Acer, Plom, Metal-lúrgia and Motors, has a total area of 42,498 m² and a buildable area of 97,415 m², of which 33,952 m² will be used for subsidized housing.
According to data from the Barcelona City Council, Marina del Prat Vermell will have a population of 28,000 inhabitants and a total of 12,000 homes, half of which will be subsidized housing. In addition, between 8,000 and 11,000 jobs will be created and an area of 75 hectares, equivalent to 40 blocks of the Eixample, will be transformed.
The provision of facilities will also be key to the configuration of the new neighborhood, with 11.15 hectares earmarked for educational, health, welfare, sports and cultural centers. Priority will also be given to the creation of green spaces, with more than 13 hectares dedicated to parks and promenades, including the recently inaugurated Tretze Roses park, which covers 21,000 m².
The neighborhood will also focus on sustainability with the implementation of an Ecoenergies network, which will reduce energy consumption by 20%, and a regenerated water network, which will help reduce drinking water consumption by 25%.
The first homes from other plans in the neighborhood have already been delivered.
The subsidized housing development in Marina del Prat Vermell is already underway with various actions. In 2024, 72 social rental homes were delivered in Ulldecona Street and 108 in Cal Cisó Street, totaling 180 new public homes.
A further 234 homes are currently under construction on Acer Street, of which 172 will be for rent and 62 for sale under a surface right regime. In addition, 32 cooperative housing units have been delivered on Ulldecona Street.
Two developments delegated to Habitatge Metròpolis Barcelona, which will total 119 subsidized housing units, are in the licensing process, while 362 more are under development by INCASÒL and HMB. In total, 212 public housing units have already been delivered.
