The rental market in Barcelona continues to rise, and the data prove it. Fotocasa’s latest report on the rental market in the city shows notable increases in several areas, in a context of high demand and with ads that only last a few hours on real estate portals.
Where else, the Poblenou neighborhood, in the district of Sant Martí, where prices have increased by 20.4% compared to the previous year.
The Barcelona neighborhoods where rent increased the most in 2024.
The data show that the largest increases have been in neighborhoods such as El Poblenou, Sants and Eixample, while the most moderate rises have been recorded in El Raval and Sant Gervasi-La Bonanova.

- Sants (Sants – Montjuïc): +16.6%.
- La Nova Esquerra de l’Eixample (Eixample): +16.4%.
- El Putxet i el Farró (Sarrià – Sant Gervasi): +12.3%.
- Les Corts (Les Corts): +10.2%.

- Sant Pere, Santa Caterina i la Ribera (Ciutat Vella): +9.6%.
- Vila de Gràcia (Gràcia): +8.8%.
- El Camp d’en Grassot and Gràcia Nova (Gràcia): +8.6%.
- Sant Antoni (Eixample): +7.2%.
- La Antiga Esquerra de l’Eixample (Eixample): +6.2%.
- Galvany (Sarrià – Sant Gervasi): +5.8%.
🔹 Rises between 0% and 5%.
- El Poble-sec – Parc de Montjuïc (Sants – Montjuïc): +4.1%.
- Sagrada Familia (Eixample): +3.8%.
- El Raval (Ciutat Vella): +2.7%.
- Sant Gervasi – La Bonanova (Sarrià – Sant Gervasi): +1.3%.
The Fotocasa report also details the neighborhoods where it is more expensive to rent a home per square meter.
Poblenou leads as the most expensive neighborhood to rent in Barcelona and in the whole country, with a price above 25 €/m², while most of the analyzed neighborhoods have prices ranging between 23 and 24 €/m².
The latest Fotocasa report on the most expensive neighborhoods in Spain to rent places it in first place with an average cost for an 80m2 apartment of €2,032.8 per month.
Other neighborhoods in the top 3 most expensive neighborhoods to rent are El Camp d’en Grassot i Gràcia Nova (Gràcia) and La Bordeta in Sants-Montjuïc.
