Buying a house in Barcelona or in its metropolitan area is already almost impossible for the average pocket. However, some 150 kilometers south of the Catalan capital, the Catalan real estate market still holds some affordable “secrets”.
According to the latest price report of the real estate portal Idealista, corresponding to November 2025, there is a municipality that stands out above the rest for its low prices: Mora d’Ebre.
Located in the province of Tarragona and capital of the region of Ribera d’Ebre, this town has been crowned as the cheapest option in Catalonia to buy a used home at the end of 2025.
Less than 750 euros per square meter

The figures speak for themselves. While the average price of housing in Catalonia stands at 2,739 euros/m², owners in Mora d’Ebre are asking an average of 747 euros/m².
This represents an abysmal difference: buying here is 73% cheaper than the average for the autonomous community.
Is it the cheapest town to buy a house in Spain?

Although Mora d’Ebre is the Catalan economic refuge, it is not the cheapest town in Spain. That title is held by Almadén, in Ciudad Real, where the square meter is about 335 euros.
However, if we compare with other large communities, Catalonia is cheaper than, for example, the Community of Madrid or the islands. The cheapest municipality in Madrid, Cadalso de los Vidrios, is close to 1,000 euros (999 €/m²), and in the Balearic Islands, the cheapest option (Lloseta) shoots up to 2,333 €/m².
