Illa Glòries will become a reality this summer, when the first keys are expected to be handed over to the tenants who will have access to a protected and accessible rent in the center of Barcelona.
More than 800 people will live in this complex and for this, soon the places will be drawn to access an affordable rent or the right of surface, depending on the type of registration. In total, l’Ajuntament de Barcelona has already received about 10,000 applications (8,000 for rent and 2,000 for right of superficies).
Still in the period of allegations, the final draw is expected to take place before April, after publication of the definitive list of those registered.
The condition to access these homes is to be an applicant for housing in the Registre de Sol-licitants d’Habitatges de Protecció Oficial de Barcelona (RSHPO), as long as the legal bases of the draw are met.
The first apartments to be delivered will be those for rent, as they require less legal procedures. Those with surface rights will take a few weeks longer as mortgage loans associated with the property will have to be formalized.
While renting will be regulated by the local Administration, the right of superficies is a new type of access to housing that consists of buying only the use of the building, while the land remains the property of the City Council.
Ownership of the property is obtained for 75 years and a mortgage is paid for 25-30 years, with installments similar to a protected rent. Once the mortgage is paid off, no more installments are paid and, at the end of the 75-year period, the property reverts to the City Council.
L’Illa Glòries will be located between Gran Via de les Corts Catalanes and carrers dels Encants Vells and Castillejos. This is the largest public housing operation completed to date, although the city council is already working on other projects such as the Marina del Prat Vermell with 424 new social apartments.
In total, 4 buildings totaling 238 housing units, 88 for rent and 113 with surface rights. 32 will be destined for people in the process of urban expropriation and 5 for the Mesa d’Emergències.
The development will have 112 parking spaces for vehicles, 282 for bicycles and a total of 14 first floors for commercial use.
The buildings have renewable energy through solar panels and will have green roofs to mitigate the effect of the heat.
